REIT TYPES

1. 办公楼宇类瑞资

Office REITs

Office REITs are Equity REITs that own and manage commercial office properties and rent space in those properties to tenants. Some office REITs focus on specific types of markets, such as central business districts or suburban areas. Some emphasize specific classes of tenants, such as government agencies or biotech firms.

2. 产业地产类瑞资

Industrial REITs

Industrial REITs are Equity REITs that own and manage industrial facilities and rent space in those properties to tenants. Some industrial REITs focus on specific types of properties, such as warehouses and distribution centers. Some industrial REITs concentrate on highly specialized fields, such as biochemistry and life sciences.

3. 购物中心类瑞资

Retail REITs

Retail REITs are Equity REITs that own and manage retail properties and rent space in those properties to tenants. Retail REITs include REITs that focus large regional malls. Other retail REITs focus on grocery-anchored shopping centers and power centers that feature big box retailers. Net lease REITs own freestanding retail properties and structure their leases so that tenants pay both rent and most of operating expenses for a property, including taxes, utilities and maintenance.

Lodging REITs

Lodging REITs are Equity REITs that own and manage hotels and rent space in those properties to tenants. Lodging REITs own different classes of hotels based on features such as the hotels’ level of service and amenities. Lodging REITs’ properties service a wide spectrum of customers, from business travelers to vacationers.

Residential REITs

Residential REITs are Equity REITs that own and manage various forms of residences and rent space in those properties to tenants. Residential REITs include REITs that specialize in apartment buildings, student housing, manufactured homes and single-family homes. Some residential REITs specialize in different geographical markets or classes of properties.

6. 健康医养类瑞资

Health Care REITs

Health care REITs are Equity REITs that own and manage a variety of health care-related properties and collect rent from tenants. Health care REITs’ property types include senior living communities, hospitals, medical office buildings and skilled nursing facilities.

7. 基础设施类瑞资

Infrastructure REITs

Infrastructure REITs are Equity REITs that own and manage industrial infrastructure properties and collect rent from tenants. Infrastructure REITs’ property types include telecommunications towers.

8. 科技地产类瑞资

Data Center REITs

Data center REITs are Equity REITs that own and manage facilities that safely store data. Data center REITs offer a range of products and services to help keep servers and data safe, including providing uninterruptable power supplies, air-cooled chillers and physical security.

9. 综合地产类瑞资

Diversified REITs

Diversified REITs are Equity REITs that own and manage a mix of property types and collect rent from tenants. For example, diversified REITs might own portfolios made up of both office and industrial properties.

10. 特殊地产类瑞资

Specialty REITs

Specialty REITs are Equity REITs that own and manage a unique mix of property types and collect rent from tenants. Specialty REITs own properties that don’t fit within the major REIT sectors. Examples of properties owned by specialty REITs include movie theaters and outdoor advertising sites. Specialty REITs also include Timberland REIT and Self-storage REITs.

Timberland REITs are Equity REITs that own and manage various types of timberland properties. Timberland REITs include REITs that specialize in harvesting and selling timber, home building and cellulose products.

Self-storage REITs are Equity REITs that own and manage storage facilities and collect rent from tenants. Self-storage REITs rent space to both individuals and businesses.

11. 贷款融资类瑞资

Mortgage REITs

Mortgage REITs, also known as Mortgage REITs or MREITs provide financing for real estate by purchasing or originating mortgages and mortgage-backed securities (MBS) and earning income from the interest on these investments. While some mortgage REITs focus on residential mortgage and residential mortgage-backed securities (RMBS), other mortgage REITs focus on commercial mortgages and commercial mortgage-backed securities (CMBS).
